Mirtren can add value when our experienced construction professionals are brought in at the early design stage and work together as part of the owner's overall project team.

We will make suggestions and provide recommendations during the conceptual and preliminary design phase. Alternative design options will be evaluated, material and equipment systems will be reviewed, current market conditions will be considered and constructability advice offered.

As the design progresses into working drawings, Mirtren will monitor and update the construction budget into an accurate and itemized cost estimate. The preliminary schedule will be finalized into an overall master plan with individual networks and milestone completion dates.

The Design – Build delivery method allows the client a single point of contact and responsibility throughout the entire design and construction process. Mirtren would engage the Architect, Engineers and Consultants to design and produce conceptual and working drawings based upon the clients requirements. The major Trade Contractors could be brought on during the early design stages to share their combined expertise and work together constructability, costing and schedule. There will be greater cost certainty with the least amount of risk to the client. A Fasttrack approach could be implemented with construction starting before the finishing design elements are completed. Let’s talk about your next Design – Build project.

With over 60 years in the Commercial Building Industry Mirtren has the experienced personnel and proven track record to manage your next project.

We will work with your team of Architects, Engineers and Consultants during the preliminary and conceptual design stages to provide preconstruction advice, cost estimating and scheduling to meet your needs. Mirtren will apply its expertise to value engineer the various building components while looking for alternative construction materials and methods which could enhance the quality, schedule and cost savings. We will monitor and provide regular job cost control reports using out Jonas Software System as well as producing weekly look ahead schedules.

The team will be with the client from start to the completion of the Post Construction Phase to ensure all project close out documents, warranties and year end inspections are completed in a timely and efficient manner.

The client retains an Architect and/or Engineer to design and prepare the necessary drawings and specifications which will be tendered to General Contractors for a fixed price amount based upon the documents issued during the tender period. The Architect/Client may prequalify the General Contractors to submit tenders of which the lowest bidder who is in compliance with the tender documents is usually awarded the job. The General Contractor is responsible for all labour, material, equipment and subcontractors to complete the work as set out in the contract documents. This method can work well if the drawings and specifications are complete and clearly defined, while potential drawbacks are final costs are not known until firm bids are received and schedule could be extended while design, drawings and tender period is factored in.
